Masteron’s KR7 Residences Tower A in Taman Mas Puchong and Astra Residence in Taman Puchong Prima each achieved a 90% take-up rate, demonstrating strong demand for the developer’s latest projects in Puchong. Both developments belong to Masteron’s Koi series, a portfolio of residential projects that has helped define the area over the past decade.

The KR7 Residences Tower A, introduced in December 2021 on a 3.12-acre site, represents one of two towers with a combined gross development value (GDV) of RM226 million. The 33-storey structure, priced between RM440,000 and RM603,000 for units sized 753 to 889 sq ft, reached full occupancy through a deliberate sales strategy. Rather than offering early discounts, Masteron released units gradually to allow pricing to adjust based on market demand. Choy Kin Mann, Masteron’s director, stated that rapid sell-outs often indicate underpricing.

This approach contrasts with faster inventory clearance models, where discounts protect cash flow but may devalue the project over time. KR7’s buyers—mostly first-home buyers and young families from Puchong, Subang Jaya, and Klang—were drawn to the development’s familiarity. Many already owned units in earlier Koi series projects, including Koi Kinrara, Koi Tropika, and Koi Boulevard, reinforcing Masteron’s reputation for reliability.

Balconies proved a decisive factor in sales. Units with outdoor space sold more quickly in Tower A, prompting Masteron to include them in Tower B, launched in May 2026. The second tower, also 33-storey, offers 215 units priced from RM453,000 to RM617,000, each with two parking bays, a design choice to maintain lower density than typical for the price range. Choy noted that buyer feedback confirmed the importance of outdoor spaces.

Astra Residence’s rapid 90% sell-out

Shared facilities at KR7 Residences include a Level 6 podium featuring a basketball half-court, open-air cinema, co-working space, and pool pavilion. The design allows prospective buyers of Tower B to tour the completed Tower A, reinforcing confidence in the project’s long-term appeal.

Meanwhile, Astra Residence, the third of four towers in Masteron’s 7.93-acre Aurora Residence development, achieved its 90% take-up within months of its December 2023 launch. Units range from 570 to 1,238 sq ft, priced between RM311,600 and RM788,200, catering to first-time buyers and investors alike. The success reflects Aurora’s established reputation: Tower A and B, completed in 2017, were already occupied, reducing uncertainty for new buyers.

The fourth tower, Astra 2, launched in August 2026 with 364 units priced from RM324,100 to RM814,500. Early sales suggest Astra Residence’s performance stems from its range of unit sizes, layout efficiency, and the confidence an occupied neighborhood provides. Choy highlighted these factors as key to attracting buyers. The four towers will share a 5.49-acre Level 5 podium, featuring an infinity pool, wading pool, glasshouse, and reflexology path, alongside Starvalley, a multi-component leisure park operated by Stellar Group.

Starvalley’s lifestyle amenities draw buyers early

Starvalley, partially open since last month, includes a mini zoo, glamping site, and barbecue restaurant, with wakeboarding and lake activities currently available. A horse paddock is scheduled for completion in Q4 2027. Masteron’s strategy mirrors successful townships like Sunway City Kuala Lumpur and Gamuda Cove, where lifestyle amenities were introduced early to attract buyers before housing was fully completed. Choy emphasized that community-building begins with placemaking, not an afterthought.

Unit sizes and outdoor space drive demand

Astra Residence offers five unit sizes, 570, 753, 893, 1,163, and 1,238 sq ft, reflecting Masteron’s focus on adaptability for different buyer segments. Mid-range units of 893 sq ft, priced between RM420,000 and RM550,000, have been the fastest-selling category. These units include private gardens on Level 5, aligning with buyer demand for outdoor space observed in earlier Koi series projects.

The Lakeside township, where Aurora Residence is located, spans 155 acres and includes residential and commercial components alongside the four towers. Masteron’s decision to retain the Koi name for KR7 Residences signals continuity in Puchong’s development. Choy noted that the Koi series has grown alongside the area over the years, delivering thousands of homes and shaping the neighborhood. Keeping the Koi name reassures buyers of consistent quality and long-term commitment.
