Liberty Lake-based real estate developer Greenstone Corp. plans to construct a $70 million, six-story mixed-use apartment building on a vacant lot in the Kendall Yards neighborhood, according to permit information on file with the city of Spokane.

New development details

Plans call for the structure to rise on a 2-acre parcel at 1175 W. Summit Parkway, directly east of the Inlander’s headquarters. The building is expected to stand over 68 feet above ground level. Officials have referred to the project as the Kendall Yards Podium in permit documents, though an official name is not yet available.

Greenstone Corp. owns the property, which is valued at $2.7 million according to Spokane County Assessor’s Office records. The company did not respond to requests for comment by the time of publication.

The development will include 200 living units across six floors. Design plans specify a mix of retail spaces, a common area, support functions, and living units on the first floor. Apartment units on the second floor will include exterior patios, while the remaining residential floors will not have patio access. The sixth floor will feature a small amenity area and an exterior roof lounge with views of the Spokane Falls.

Permit information shows 52,000 square feet of commercial space on the first floor will house retail and restaurant space, along with other amenities. Two below-ground parking floors will comprise 130,000 square feet of space. Overall, the 426,000-square-foot structure is expected to accommodate about 3,200 residential and commercial occupants, including 364 underground parking stalls.

Urbal Architecture PLLC, based in Seattle, serves as the architectural firm of record for the project, ensuring the design meets specific aesthetic and functional standards. Structural Forte Inc., also of Spokane, will provide engineering services to ensure the structural integrity of the large 426,000-square-foot footprint.

Project history

The proposed site is the second iteration of plans for the location. Greenstone previously proposed a large multiuse apartment building on the site between the Inlander and Monroe Street in 2017 and again in 2018. The company began developing the larger 78-acre mixed-use urban district known as Kendall Yards after acquiring the site in 2009. As of May 2026, about 60% of the Kendall Yards area has been developed.

Greenstone Corp. also owns a 1 1/2-acre vacant parcel directly east of the proposed development.

The history of the site dates back to earlier proposals in 2017 and 2018. In those previous iterations, Greenstone founder Jim Frank indicated the project would consist of 230,000 square feet of retail, office, and residential space split between two buildings. A smaller, 66,300-square-foot building was planned as office space, and a six-story residential structure was planned to include 130 apartment units. An underground, 85,000-square-foot parking garage featuring 290 stalls was also planned at the site during that phase of development.

Construction at other sites

Separately, Spokane-based real estate developer Vandervert Developments LLC is building a $1.9 million, multitenant retail shell building at Sundance Plaza in the city’s Indian Trail neighborhood. The vacant parcel, located half a mile south of Woodridge Elementary School at 5100 W. Shawnee, does not have an assigned address.

Spokane-based Yost Gallagher Construction LLC is the contractor for the new retail structure, with Press Architecture LLC serving as the architect and the Spokane office of DCI Engineers providing engineering services.

Sundance Plaza is an established retail center that currently serves the local community with various businesses. The commercial tenants at Sundance Plaza include Safeway, ACE Hardware, a Mobil gas station, and other businesses, creating a busy hub for the Indian Trail neighborhood.
